The Brief
With one son and a new baby, the client’s existing home was outgrown. It was decided to purchase a four bedroom home with room to move and a with a rear garden. With the clients running a busy IT business and having a new baby, they did not want the added pressure of looking at houses every week.
The Strategy
Having acquired their current home with Synergy, the client knew how easy and successful a purchase experience should be. A budget of $1.3m to $1.7m was set after Synergy investigated the market in the preferred suburbs. The wife was to initially inspect any properties that were short listed by Synergy so that the husband would only inspect the final list. This allowed him to concentrate on his demanding career.
The Execution
The property search began by taking the clients out on a reconnaissance inspection to fine tune the search brief. Numerous properties were inspected that were up coming auctions and private sales but none were an exact match to the brief, or if they were they did not represent realistic pricing.
A property was sourced and due diligence conducted. A limit was set and a strategy developed as the selling agent announced a board room auction was going to be conducted. Unfortunately, another buyer bid well in excess of Synergy’s suggested price limit and Synergy passed the property up with the clients approval.
After re-commencing the search, one of the Agents on Synergy’s database offered a property that was not yet advertised. The property was superior to the one the client had missed. The client was shown the property and Synergy was able to make an offer without competition from other buyers.
The Result
The home was purchased off market for $1.5m, which was less than the property the client had recently missed. Just prior to the purchase Synergy sold the client’s existing home which had originally been purchased for the client by Synergy just four years earlier. In that time frame the property had doubled in value which gave the client great confidence in taking the recommended advice for the new property.
