Client Story - Young, time poor couple buying their new family home

The Brief

Our clients were a young couple, both in the early stages of setting up their individual businesses, and so they were both very time poor. 
Synergy had advised them on the sale of their properties previously and were now being engaged to discuss details of what they were looking to purchase with their new family home.  The brief included the need for room from which one of their businesses, a hairdressing business, could be run.

The Strategy

Following the development of the detailed brief, Synergy took the clients on a reconnaissance where 5 diverse properties were inspected.  This enabled Synergy to establish a deeper understanding of what the clients liked and disliked, and provided the clients with a benchmark of what they could expect for their budget. 

The Execution

We found 3 suitable properties for our clients, the first of which had an offer before auction, and following discussions with the agent, Synergy recommended the client not pursue it.  We proceeded to show the clients the other 2 properties and they instantly fell in love with one of them.  The agent indicated the vendors would take an offer before auction so we immediately conducted due diligence on the property and made an offer which was initially rejected.  We then increased our original offer by a minimal amount and it was accepted much to the delight of our clients.

The Result

A new family home was purchased which our clients loved and which allowed them to also run their hairdressing business from home. 
As a side note, the day after acceptance, the agent of the first property called to let us know that the offer on their house had fallen through and asked whether we would like to make an offer.  We declined as the property we purchased for the client was well below what the other property was asking and it was a far superior property!
