Divorced, Widowed and Selling
Client Story – Divorced and Fragile
>The Brief
A couple in the midst of a divorce were finding it difficult to agree on agent selection and method of sale. They found that the potential sale process was adding to an already volatile situation. It was critical that the process was handled correctly as both parties needed every cent possible from the sale in order to move on with the next phase of their lives.
The Strategy
A friend referred them to Synergy as they believed it may assist with resolving the issue.
Synergy met with both parties and discussed the objectives of the sale outlining a clear path that was needed in order to achieve the best result. Synergy advised on the communication process that would be adhered to during the campaign which consisted of both parties being phoned regarding every issue and a weekly written report to be emailed.
It was agreed that both parties would be present on auction day with Synergy to act as an intermediary to all discussions on the day.
The Execution
Synergy organised the quotes for gardening and painting works and handled the execution of the works.
The property was appraised at $520,000 to $550,000 with an advertising budget of $6,000 and a reserve price of $550,000.
Numerous editorials were received including Saturday’s Age which highlighted the interest in the property.

Auction day was attended by approximately 80 people with bidding from multiple parties.
The clients were delighted to receive more than expected with a final selling price of $630,000.
The agent was pleased to have saved considerable time by working with skilled professionals and the clients were relieved to have sound trusted advice during such an emotional and stressful time.
