The Brief

An elderly father was moving into a retirement home. Rather than have all three children involved in the sale process and potential resultant tension, it was decided to engage an independent advisor to help take the emotion out of the sale. The family was referred to Synergy for assistance. The sensitive nature of the sale meant Synergy needed to ensure all family members were involved in every step of the sale process, taking into consideration their needs and wants for the property, and their mother.

The Strategy

Synergy started by making sure the best agent was employed to sell the home. This included interviewing 2 agents and meeting with the clients to discuss the best agent to sell their home. Once an agent was selected, the property was made ready for sale. This meant organising a charity organisation to pick up goods which could be re-used, removal of unusable goods, painting the entire apartment and hiring a professional cleaner. The clients were involved throughout the clean up process and had the final say on all costs and companies hired. Synergy then liaised with the agent for photos, floor plan and marketing to proceed.

The Execution

Throughout the sales campaign, Synergy liaised with the agent and the clients to make sure the sales strategy and all processes were followed correctly, and the apartment was satisfactorily marketed. A weekly report was sent to the family members.

The Result

At auction, there was a large range of buyer interest which helped drive up the sale price. The property sold for $631,000 , much more than what the family expected and consequently their father was able to retire with more in his pocket.
