The Brief

In 2005, Synergy was engaged to advise on the acquisition of a site in Brighton for their client to build two modern, attached homes. The intention was for their client to sell one of the 40 sq homes and live in the other. The project was completed in 2007 and the first sale by Auction was managed by Synergy with a result of over $2.7million at what was regarded as the peak of the market.

In 2008, when higher end properties were hitting a low, the owner took the opportunity to upgrade his home, which meant he had to put the second Dawson Avenue dwelling up for sale. Eager to achieve another top result, Synergy interviewed the best Agents and developed a detailed strategy.

The Strategy

Though the property was only 18 months old, it had been tenanted. Synergy’s recommended strategy involved undertaking refurbishment works to optimise the property’s presentation for sale. Synergy organised and oversaw all preparation work on the property including, re-polish floors, painting, cleaning windows, pavements and the outside of the house. They also organised for a handyman to ‘detail’ the entire house and attend to minor maintenance.

Before the campaign began, a professional cleaner was employed to ensure everything shone, including the pool. Quality display furniture was then hired to give the home a finishing touch.

The Execution

Due to the depressed nature of the high end property market at that time, Synergy elected to conduct an Expression of Interest Campaign which proved to be a key element of a very successful strategy and execution.

The Result

The property sold for over $2.8 million in a less buoyant market. A great outcome for the client and a wonderful example of going the extra mile to ensure everything is perfect.

Best of all, the busy client had all the hard work done, obtained experienced objective advice on strategy and pricing at no additional cost as Synergy’s fees come from the Agent’s normal selling commission.
