Thornbury, Coburg and Preston continue to impress as emerging markets with period homes, cosmopolitan shops and easy city access. Blue chip properties in Armadale and Prahran are currently underperforming in relation to alternatives which could mean good opportunities for discerning buyers.

We are cautioning clients about purchasing in Elwood. Long term investors have done well in Elwood, however the suburb is built on drained marshland and current drought conditions have brought about potential structural issues. This, combined with the high prices currently paid, offers negligible value and growth potential.
