The following information is provided for your assistance when moving into your new home. Synergy aims to provide both landlords and tenants with a first class management service.

In the interest of making the process easier, we have compiled this information sheet. Please ensure you read this information carefully.

Synergy is closed on Saturdays, Sundays, Public Holidays and during the
Christmas/New Year period.

Communication

All communication and requests must be made in writing directly to your portfolio consultant or email enquiries@synergybsm.com.au.

Please advise us of your new telephone number once it has been connected. If you change employment during your tenancy, you must advise Synergy of your new business
contact details.

Payment of rent

As the tenant you agree that it is your responsibility to pay your rent in advance. Rent is due on or before the due date. Direct debit is our preferred payment option. For security reasons, cash is not accepted at our office under any circumstances.

You agree to contact Synergy should you not be able to pay your rent by the due date. Please remember that the owner of your property has financial commitments to meet and relies on your rent being paid on time. Please pay your rent in full on or before the due date.

In the case of co-tenants, it is preferable for rent to be debited from one bank account, with one person nominated to coordinate payment from co-tenants.

A direct debit form is included in your tenant pack for completion. Sign where indicated and return to your portfolio consultant. Please ensure you notify Synergy immediately in writing should your banking details change.

Late payment of rent

Late payment of rent is treated very seriously. Should your rent be late, you will receive a reminder via SMS, email or phone. Eviction processes commence if your rent is 14 days in arrears and may result in Synergy listing you with credit reference agencies.

Repairs and maintenance

As the tenant you agree to notify Synergy of any damage or repairs that may be required at the property. You must always contact the office first to organise repairs.

An urgent repair is as defined in ‘Renting: Your Rights and Responsibilities’. In summary, this is anything that endangers your health or safety.

An example of a non-urgent repair is a blown fuse. If you arrange works that are of a non-urgent nature you may be liable to pay the account.

All general repairs must be reported to Synergy's office in writing. Please forward a written request via email, fax, or complete the online maintenance request. You must advise Synergy once any works have been completed.

If a tradesman is required to attend the property and a suitable time has been arranged between you (the tenant) and the tradesman and you are not home, you agree to pay the standard service call for the tradesman attending the property.

If a repair request is reported to Synergy and it is caused by tenant neglect, as the tenant, you agree to be responsible for payment of the account. Such instances may include a power failure due to one of your faulty appliances, or a foreign object blocking toilets or garbage disposal units. As the tenant, it is your responsibility to replace any blown light globes throughout the property and replace any cracked or broken windows.

Please contact your property consultant if you are unsure of your responsibilities.

Ventilation of the property

If properties are inadequately ventilated or heated, condensation and mildew will result. As the tenant, it is your responsibility to ensure the property is adequately ventilated throughout your tenancy. Windows should be opened regularly, particularly in bedrooms and bathrooms.

Insurance

Synergy strongly recommends that you take out content insurance for your belongings. The landlord’s insurance does not cover your belongings.

Routine inspections

Synergy will carry out routine inspections on the property to determine the condition of the property and necessary maintenance requirements. You will be given adequate notice before any inspection is conducted.

Locked out of the property

Should you find yourself locked out of the property please contact Synergy's office during business hours to request collection of a spare key. Synergy is only able to give keys to tenants listed on the tenancy agreement. Photo identification must be produced along with a $50 deposit. Keys must be returned on the same day.

Breaking of the tenancy agreement

If you wish to break your tenancy agreement the following conditions will apply:

You are responsible for and must pay the rent until the property is re-let to a suitable tenant – or until the end of the tenancy agreement – whichever is sooner.

As the tenant you must also pay for the letting fee and all advertising costs incurred by Synergy during the process of securing a new tenant.

Giving notice to vacate the premises

Notice to vacate the premises must be made to your portfolio consultant in writing, or by completing the Vacating Notification form. The notice is considered effective when it is received in writing at Synergy’s office.
